On the first full week of February 2025, several of the week's highest-priced sales were linked to public figures in the business and entertainment sectors.

Over five years after hedge fund executive Ken Griffin's $238M purchase at 220 Central Park South set a record as the most expensive home in the United States, nothing has come along to dethrone it. The Robert A.M. Stern Architects-designed building racked up another superlative with the top sale of the first full week of February 2025. Residence #55B, a high-floor three-bedroom, sold for an even $35,000,000.
While slightly below the $37.5 million ask when it entered contract in December 2024, it still holds the week's top sale by a comfortable margin and nets a profit for its seller, WorldQuant founder and CEO Igor Tulchinsky: Public records show that he bought it for $33 million in April 2021. The second-highest sale was for the penthouse at The Stuart Duncan, a Beaux-Arts mansion turned boutique condominium, which closed for $19,000,000.

When Crain's New York Business announced the sale, it noted that her boss, JPMorgan Chairman Jamie Dimon, also lives in the building.

However, the listing for the duplex penthouse played up its connection to a couple in the arts: Pulitzer Prize-winning playwright Moss Hart and his wife, actress/singer Kitty Carlisle Hart, frequently entertained in the apartment, with Miss Carlisle showing no sign of slowing down in the decades following her husband's death. The most recent sellers bought the penthouse for $19 million in 2009, about two years after Miss Carlisle's death. They originally sought $21.5 million for it in September 2021 and ultimately took a loss on it.
1185 Park Avenue was designed by Schwartz & Gross, as was the home of the week's next-highest sale: Several blocks south at 888 Park Avenue, Residence #12B was not far behind with a price of $11,675,000. Following an extensive renovation by architect Charlotte Worthy and decorator Steven Sills, the five-bedroom apartment was featured on the cover of Elle Decor and in Mr. Sills' book Steven Sills: A Vision for Design.
The apartment has been on and off the market since May 2023, when it was listed for $15 million, and entered contract with a $12.25 million ask in August 2024. Public records show that the sellers bought it for $11,025,000 in June 2017.

The week's top Downtown sale and fifth-highest overall took place at One High Line, where Residence #E21A, a three-bedroom in the East Tower, closed for $9,600,000. The sale was recorded shortly after One High Line surpassed $1 billion in sales (h/t The Real Deal).
