Another new ground-up development has hit Greenpoint but this time, first as an investment opportunity. Located at 977 Manhattan Avenue, between India and Huron streets, the ground-up development rises five stories and has 14 units inside. The building is designed by Caliendo Architects, the same design firm behind the zig-zagged East Harlem rental at 2183 Third Avenue.

Interestingly enough, the developer, Isaac Boyn, has also dabbled in filmmaking as a co-writer and executive producer of the movie, The Closer. And after getting the approval from the Department of Buildings in 2015 to construct 977 Manhattan, Boyn has listed the entire building for a cool $14.25M. According to permits, 977 Manhattan Avenue has 2,232 square feet of commercial space and 14,004 square feet of residential, meaning the spacious apartments – all of which are have one-bedroom layouts – average 1,000 square feet apiece.

Another investment perk? The building is Green Certified, meaning it has energy-efficient elements that will please the owner and residents. Features include solar panels, a bike room, central air and heat, laundry facilities, video intercoms, in-ceiling speakers, storage, and outdoor space for many of the units.
Depending on the new owners, we should expect to see these units on the market fairly soon.
