When a beloved New York institution closes to make way for yet another luxury condominium, it’s typical to lament its departure while railing against the forces of gentrification. However, the founders of J&R Music and Computer World (“J&R”) flipped the script by partnering with L+M Development Partners on the new building rising at 25 Park Row, the former site of their iconic store. “We were part of the change for many years, and then it overtook us,” says Rachelle Friedman, co-founder of J&R, in a recent interview with The New York Times.
Nearly five years after the iconic electronics store closed its doors, sales have launched at the 50-story condo tower rising in its place. The marble and bronze tower designed by CookFox topped out last December, and its distinctive top and staggered massing nod to Art Deco design. Balconies and terraces will be tastefully integrated and give several units private outdoor space.

All 110 units feature interiors by Cookfox, 12' ceilings, open layouts, oversized windows, and walnut finishes. Open kitchens are equipped with Calacatta Gold marble countertops and backsplash, high-end appliances, stainless steel sink, and a choice of two custom pallets for cabinets. Views span from the nearby Woolworth Tower to the iconic Empire State Building.

Noted interior designer Studio Mellone is at the helm of the suite of amenities known as the Park Row Club, which includes a gracious library with fireplace, residents' lounge, golf simulator, billiards room, children's playroom, private dining room with 14' ceilings and views of City Hall Park, and furnished terrace. Health and wellness offerings include a park-facing fitness center, a yoga and meditation studio, spa treatment room, and 65-foot indoor pool.
An accepted offering plan lists a whopping $435.75 million sellout. To that end, prices at 25 Park Row range from $1.695 million for a one-bedroom to $12.5 million for a four-bedroom penthouse, or an average of $2,109 per square foot. According to CityRealty listings, this figure greatly exceeds the Financial District’s median condo price of $1,415 per square foot. In fact, it is much closer in line with the Tribeca condo median of $2,139 per square foot.
