New Renderings of Pool-Topped Condo QNS44, Long Island City Homes from $764,000

Right up there with Hudson Yards, Queens’ Long Island City is the city’s hottest neighborhood in terms of new development. One modest-in-scale condo that is making its way to market is QNS44 at 11-12 44th Drive. In fall 2016, we uncovered the first renderings of the project and now the team has debuted a website and released a new suite of glossy images.
The eight-story condo replaces a pair of single-floor industrial buildings located around the corner from the recently spruced-up John F. Murray Playground. The developers, RYBAK Developmentand BK Developers, purchased the site from Alice Welsh Corp. for $14 million in 2006 and wasted no time filing construction permits that same year. The building designed by RYBAK’s favored architect, Zproekt. It will don a modern vocabulary, a “concrete matrix of varisized bronze windows,” says the website. Supposedly, the smart façade is a dramatic expression of the bustling, multicultural, waterfront enclave of Long Island City,

Inside will be one- to three-bedroom units priced from $764,000. Per our listings, available studios in LIC have a median price of $640K and one-bedrooms $865K. Homes in QNS44 will have 10-foot-high ceilings, 8-foot-tall doors, Scavolini kitchens, central heating and cooling and herringbone flooring.
