Fresh off its Upper East Side successes at The Brompton and 520 Park Avenue, Robert A.M. Stern Architects looks further north to Carnegie Hill, where a new mixed-use condo tower is rising at 1228 Madison Avenue with Real Estate Equities Corporation (REEC) at the helm. A recent site visit shows that construction is already one story out of the ground.
Renderings show a building rich in Stern signatures like a stone curtain wall, traditional windows, tiered setbacks, and a decorative crown on the top floors. The planned height of 208 feet is petite by the new supertall standards, but it still towers over its nearest neighbors.

Inside, there will be approximately 3,800 square feet of retail space at grade level. On top, 15 units will comprise one apartment per floor plus a duplex penthouse at the pinnacle. The building will have accessory terraces on the second, 13th, 15th, and 16th floors. Additional amenities will include a party room, gym, bike room, package room, and storage.

An offering plan was submitted in late September, but a sellout price was not listed. According to CityRealty data, the average price of a Carnegie Hill condo is $1,536 per square foot.
Situated between East 88th and 89th Streets, the new building is rising in an especially tony section of the Upper East Side. It is one block east of the Solomon R. Guggenheim Museum and six blocks north of the Metropolitan Museum of Art. Madison Avenue’s most prestigious shopping can be found to the south. It is a short walk from the local and express trains at 86th Street, not to mention top schools like Dalton, Spence, and the National Academy School of Fine Arts.
This section of the Upper East Side is relatively quiet in new development, but there have been rumblings on East 79th Street. Over the summer, there was a sale on architectural artifacts from the two mansions at 107 and 109 East 79th Street that were demolished to make way for a 19-story, 36-unit condominium planned for the site. A few blocks west, the one public listing at the Michael Bloomberg-approved 27 East 79th Street is a luxurious four-bedroom duplex for $12 million.
