Over the past seven days, 108 condo, co-op, and condop sales throughout Manhattan aggregated $275.5M in sales, a figure that shows quite a leap from last week's total of $188.8 million. The 58 condo sales averaged $3.65 million, or $1,841 per square foot and the 48 recorded co-op sales averaged $1.3 million.
Again topping the list of closed sales is a full-floor unit at 220 Central Park South. Unit #69 closed for $61.6 million after entering contract in 2018. According to our records, nearly 80% of residences in the 117-unit project has been sold. While Billionaires' Row seems to be the city's new center of wealth and power, the Upper East Side has still retained its cachet: A penthouse at 135 East 79th Street, a relatively new condominium with prewar elements, had the week's second-highest sale with a closing price of $11.25 million.

Meanwhile, from September 14-20, 14 contracts were signed at $4 million and up for a total asking price sales volume of $118,800,000. Olshan Realty's market report states that this is the largest number of contracts in the past four weeks, and the highest total since the third week in July 2020.

The top contract of the week took place at the Zaha Hadid-designed 520 West 28th Street. #PH37 was originally listed for $50 million off of floor plans in May 2016; the building is now complete, and the penthouse entered contract with an asking price of $24.975 million. The buyer wishes to remain anonymous, but broker Peter Zatizeff notes that this person came to see the listing three times and signed the contract fairly quickly.

The second-highest contract of the past week was another downtown penthouse, this one located at 744 Greenwich Street and asking $12.95 million. The West Coast buyer toured the apartment in early September and appreciated its views of the West Village and Hudson River.
