From February 9-15, 2026, a time when New York City was starting to thaw out after days of freezing temperatures, 222 residential contracts were signed in Manhattan, representing a week-over-week leap in the number of contracts signed. While the rise in contracts included several entry- and mid-level deals, a large number of luxury transactions sent the aggregate dollar amount over $700 million for the first time since late March 2025. The twelve highest-priced contracts of the week were asking over $10 million, with four asking over $30 million.

On February 13, it was announced that Penthouse S at 70 Vestry Street entered contract with a $65 million asking price. But according to the deed, the penthouse entered contract on January 26 and the contract was reported the same day the penthouse's sale for $57 million was recorded by the city.
When business executive Silvio Scalia bought the penthouse for $56 million in 2018, the purchase set a new sales record for Tribeca. His ex-wife, fashion executive/My Unorthodox Life star Julia Haart, took sole control of the penthouse following the couple's divorce and the penthouse's appearance on her hit Netflix show. She listed it for $65 million in November 2025, a price that includes the six-bedroom duplex penthouse with multiple private terraces, two dedicated parking spaces, and a private storage unit.
Further uptown, five of the week's ten highest-priced contracts were for apartments enhanced by views of Central Park. These included two floor-through units at 1122 Madison Avenue with five bedrooms, five and a half baths, and two private balconies overlooking Central Park. One more contract was signed in the forthcoming Upper East Side tower last week, bringing the 26-unit building to over 60% sold.
In Brooklyn, seven contracts were signed at One Domino Square, the Selldorf Architects-designed development on the former Domino Sugar refinery site near the Williamsburg Bridge. These included Penthouse #3A, which was asking $7 million. Not only was this the top Brooklyn contract of the week, but the three-bedroom penthouse stands to break a record for Williamsburg's top sale per square foot ($3,313) if it closes for this price. The contract was signed less than a year after another penthouse in the building set a sponsor sale record for Williamsburg with a $7.45 million ask.
The three-bedroom penthouse boasts uninterrupted west, north, and south-facing views views from floor-to-ceiling windows, as well as from the private rooftop terrace. Interiors feature a massive Great Room, a kitchen with center island and integrated Gaggenau appliances, en suite baths in every bedroom, and a dramatic spiral staircase to connect both levels. The unidentified buyer is set to enjoy access to over 45,000 square feet of amenities, including a fitness center with yoga and HIIT studios, indoor and outdoor swimming pools, a spa area with sauna, steam room, and cold plunge, a Club Level with game, media, and coworking lounges, and an outdoor loggia with Statue of Liberty views.
One Domino Square was one of New York City's best-selling buildings of 2025. It is now over two-thirds sold, and remaining availabilities range from a one-bedroom for $1.98 million to a three-bedroom penthouse asking $5.95 million.
Also of note, the second-highest Downtown contract of the week was for Townhouse #E at 125 Perry Street, which was asking $35 million in the week's fourth-highest ask overall. It enjoys the atmosphere of a single-family house thanks to the multi-story layout, private parking garage, and massive private garden, but the unidentified buyer will enjoy access to condominium amenities like a fitness center and sports court. Six of the eight units in the garage turned luxury boutique condominium are now spoken for, and one of the remaining availabilities is a penthouse asking $85 million.
