At the crossroads of the West Village, Hudson Square, and the Hudson River waterfront, a residential enclave is taking shape. As we previously reported, the formerly industrial blocks at the westernmost ends of Barrow through Leroy streets are experiencing a rash of condo development, with half-dozen residential buildings now in construction. They include 160 Leroy Street, 127 Leroy Street, 100 Barrow Street, the Printing House townhomes, and 90 Morton Street. In recent months, however, the most noticeable change has been the rise of 111 Leroy Street, a condo-townhouse hybrid being built by Property Markets Group (PMG).
While specifics on the 17-unit project have been kept on the hush, a registration site debuted trumpeting the “charm, history and style of the area.” PMG, led by Kevin Maloney, initially pursued a larger 30-unit building at the site, that would have risen 12 floors housing a mix of luxury apartments and affordable units for LGBT seniors. That larger vision ran into community and political opposition in 2015 prompting PMG to take this as-of-right route. Now, the steel and concrete skeletons of a narrow 10-floor condo and five adjoining townhouses have erupted out of the ground.

A new full-color rendering posted on-site gives us a new look at the Workshop APD-designed buildings. The midblock condo tower will be covered in tan-colored brick, while the townhouses are clad in a more traditional red. Familiar design elements such as step-up entrances and cornice-lines recall the common townhouse, but the fenestration patterns, which resemble miniature-linotype trays are undoubtedly contemporary.
