From February 17-23, 2026, about 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These included two listings in Trump-developed buildings and come at a time when prices are up from pandemic-era lows, but still below historic peaks.
Among them was Residence #82CD at Trump World Tower, a high-floor three-bedroom. Public records show that the seller bought Residences #82C and #82D for a total of $9.65 million in early 2011, and combined them into a spacious apartment with a gas fireplace in the living room, a home theater, a windowed breakfast bar in the kitchen, a custom dressing room in the primary suite, and smart technology and panoramic views throughout. They listed it for $24 million in February 2019, and it has been on and off the market at gradually lower price points since then. Its current ask of $10.9 million represents a 54.6% reduction from what they initially sought and sets them up to take a deep loss when accounting for inflation and the cost of the renovation.

The day after Residence #82CD's latest price cut, the U.S. General Services Administration (GSA) and the Government of Pakistan entered an agreement to renovate and redevelop the Roosevelt Hotel in Midtown East. The Architect's Newspaper found GSA's involvement unusual, noting that it primarily manages federal properties and leading one to wonder what this building could become - the future Trump Presidential Library? A gold-clad skyscraper as a shrine to the president? As it is located in the heart of a 2017 Midtown East rezoning that allows for taller buildings, another supertall would not be impossible.

The Roosevelt Hotel opened in 1924 as part of Terminal City, a complex of hotels and offices linked to Grand Central Terminal by underground passageway, and boasts a gilded ceiling in the lobby, a brass pendant clock, and marble floors. Bandleader Guy Lombardo first broadcast "Auld Lang Syne" from the Roosevelt Hotel Grill on New Year's Eve in 1929, and the hotel was featured in movies like The French Connection, Wall Street, and Maid in Manhattan. However, the hotel closed in October 2020 in the wake of the pandemic and briefly served as an emergency migrant intake center in 2023. There was a request to make it a New York City Landmark in 2021, but this did not come to pass.

Efforts to redevelop the Roosevelt Hotel date back as far as the early 2000s, when its owners put it on the market. In the early 2010s, one proposal sought to redevelop it into a 611-foot-tall office tower with a Nordstrom department store occupying a seven-story retail podium. The project was designed by architect Alfred Huang while he was employed with Skidmore, Owings & Merrill, and renderings show how the design made the most of the zoning envelope and accounted for existing MTA MetroNorth infrastructure underground. This did not come to pass, and Nordstrom ultimately chose Central Park Tower on Billionaires' Row as the location of its New York City flagship.
In the present day, the Roosevelt Hotel is located a short distance from JPMorgan Chase's Midtown office campus. This includes its recently opened tower at 270 Park Avenue and 383 Madison Avenue, which JPMorgan Chase acquired following the collapse of anchor tenant Bear Stearns. It is currently being reclad in a bronze facade similar to 270 Park Avenue's.

Last week's price cuts also included 30 Sullivan Street, part of a collection of townhouses built as part of the Cary Tamarkin-designed 10 Sullivan Street condominium in Soho. All five levels are connected by both a sculptural cement staircase and an elevator, and features include a Poliform kitchen with private garden access, an entertaining level with living room and formal dining room, a full-floor primary suite with spa-like bath and private terrace access, and a rooftop terrace with outdoor kitchen, wet bar, and skyline views.
Public records show that media/entertainment executives Elliot Tebele and Jessica Anteby, described by The New Yorker as "the first family of memes," bought the townhouse for $12.3 million in 2019. They listed it for $19.95 million in September 2025, and the latest price cut brings it down to $15.75 million.

Also of note, multiple price cuts took place at several new developments throughout the city. These include Lumina in South Slope/Greenwood Heights, ONE11 Residences on Billionaires' Row, and The Solaire in Battery Park City, which is currently offering 12 months paid maintenance on contracts signed by March 31, 2026.
