Renderings for the upcoming 7-story mixed-use residential project at 5278 Post Road in Riverdale have surfaced via Purcell Architects. Permits for the 86,841-square-foot site were filed by the Varkaris family of developers in and were approved in 2015. The building will contain 95 units, a 10,000-square-foot community facility, a 70+ car parking garage, and a significant amount of green recreation space and green roofs. Other building amenities listed on Schedule A of the permits include a laundry room, mail room, and storage. Given the unit count and an apartment average of 791 square feet, this complex will likely be rentals.
The Varkaris family bought the lot in 2002 and decided to forge ahead with their own development after failed attempts to sell it. While construction may prove to be difficult due to the rocky hillside location, the project is in a wealthy neighborhood of the Bronx and overlooks Van Cortlandt Park, so it may find plenty of demand.
