New renderings have been released for "The Sunnyside," a 145,000-square-foot mixed-use glass and steel office building currently rising at 38-01 Queens Boulevard. According to Corcoran's listing, it will lease 120,000 square feet of space that can be used for healthcare, life sciences, educational, and office/community facilities, but the exciting feature here is without a doubt, the new Regal Cinemas, which will be serve as the neighborhood's only movie theater since Sunnyside Center Cinema (42-25 Queens Boulevard) shuttered in 2015.
In November last year, the Commercial Observer reported that Regal Entertainment Group signed a 20-year deal for the theater to anchor the building and occupy part of the ground floor and the entire second floor. No word on how many screens the movie theater will feature but movie-goers can expect luxury recliner seats. The project is being developed by Curbcut Urban Partners with co-developers Platinum Realty and RW Real Estate Group.
The SBLM Architects-designed structure will stand 12 stories and include amenities like rooftop space, outdoor terraces, bicycle storage, separate lobbies for tenants, a loading dock, and valet parking with more than 100 parking spaces in an underground garage. EV charging will also be available. The building is just a three-minute walk from the 7 train at Lowery Street.
The expected completion of The Sunnyside is spring 2019.
