We first reported on RYBAK's 1502 West 1st Street in late 2016, when preliminary renderings appeared on the developer's site. Since then, permits have been approved for the 6-story, 35-unit building and it's now topped out in southern Brooklyn's Gravesend, a little-known-about neighborhood wedged between Bensonhurst, Sheepshead Bay, and Coney Island. The forthcoming condo – now called "The Art House" – also got its own website, providing us with a first look at its final rendering and interiors.
Unfortunately, the renderings just don't live up to the name. It seems all one has to do these days is stick a few paintings in the hallway and lobby for an otherwise bland building to be considered "artsy" (see below).
However, apart from the humdrum facade and an ill-fitting name, The Art House does offer some modern features and smartly designed floorplans for its one- to three-bedroom residences. Units are outfitted with herringbone hardwood floors, smart central AC/heat, and kitchens with imported white wood lacquer cabinets, Bosch Appliances, and Caesarstone countertops. All bathrooms are also complete with Toto toilets, Grohe showers and bath, and custom wood lacquer vanities.
The Art House offers seven penthouse units, all of which have at least 500 square feet of outdoor space. In fact, all of the residences feature a private terrace or balcony.
The building will have a daycare facility in the cellar and amenities that include a package room, a 24-hour virtual doorman, a rooftop lounge with a wet bar and grill, and bike and car parking. Its most notable feature is a rooftop fitness center, a luxury amenity also present in RYBAK's other upcoming Jade Condominium in Bensonhurst.
Since the project is currently seeking approval for its condominium offering plan, sales have yet to launch. Construction should be completed in the second quarter of 2018.
