The southern Brooklyn neighborhood of Gravesend is finally seeing some new development at 1502 West 1st Street, right outside of Mapleton and Bensonhurst. Sergey Rybak of Rybak Development is planning a 6-story mixed-use building with 35 residential units to replace the current 1-story medical facility. The architect of record is Igor Zaslavskiy of Zproekt. The 70-foot-tall structure will spread across a total of 50,695 square feet, with 36,970 square feet of residential space. This will give the apartments an average of 1,056 square feet apiece, indicative of condos.
Permits call for a daycare center occupying the cellar level, a lobby, recreational space, bike room and indoor parking for 22 cars on the first floor. Most new developments in this southern Brooklyn area have been restricted to low-rise buildings due to zoning, though a few blocks have retained an R6 zoning which paved the way for this project. The 35 residences are situated just a few blocks away from the large shopping stretch of Bay Parkway. The anticipated completion date for the project is early 2018.
