Another day, another Key Food demolished in favor of residential development. Earlier this summer we updated you on the Key Food-to-rental project at 325 Lafayette Avenue, this time, the grocery store's former site is in Bedford-Stuyvesant at 948 Myrtle Avenue. The corner site had various residential plans drawn up since 2014 but now, construction has finally begun. With differing permits and new renderings, we can only say one thing for sure: condos are coming.
Initial plans called for a 10-story building with 166 apartments and ground-floor retail, then 7 stories with 132 units, and now, permits filed earlier this year call for a significantly smaller 6-story building comprising just 68 residences. However, to add more confusion to the mix, the updated rendering posted on the construction site fence looks like an entirely different (and less striking) building altogether - one that rises nine stories broken up by a 5-story section on one side. The ever-busy Karl Fischer Architect is designing and Brooklyn-based property owner Isaac Schwartz and Rabsky Development are behind the project.

The latest permits also indicate there will be 19,970 square feet of commercial space on the ground floor and 94,000 square feet of residential space, paving the way for spacious condos averaging nearly 1,400 square feet apiece. Listed amenities are fairly standard and include bike storage, residential storage, a 649-square-foot recreation space on the first floor, and a roof deck.
According to public records, Cornell Realty LLC closed on the lot (spanning three properties) for $16.5M in December 2014.
