Rheingold's 115 Stanwix Nears Completion and Launches Lottery For Affordable Units; Rents from $1,432/Month

More than three years ago, permits for the three developments at Bushwick's former Rheingold Brewery site were filed, and now, two of the buildings, 123 Melrose (phase I) and 10 Montieth Street are complete. Rabsky Group's 115 Stanwix Street, the third and smallest of the three, is nearing completion (exterior work is still underway) and has recently launched an affordable housing lottery (PDF) for 41 middle-income units open to individuals and families making up to 80 and 130 percent of the area median income, or between $49,098 and $157,300.
Under the 80 percent AMI, 11 one-bedrooms are renting for $1,432/month, 3 two-bedrooms for $1,718/month, and 2 three-bedrooms for $1,985/month. Studios under this bracket are not available. Under the 130 percent AMI, 2 studios are asking $2,171/month, 17 one-bedrooms for $2,327/month, 4 two-bedrooms for $2,791/month, and 2 three-bedrooms for $3,225/month. Qualifying New Yorkers have until November 12, 2018 to apply via NYC Housing Connect for the new affordable units. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.

Designed by ND Architecture and Design, 115 Stanwix stands 8 stories tall and will hold a total of 130 residences. Its amenity package isn't as comprehensive as the ones offered by its new neighbors, but it does provide 65 enclosed parking spaces, bike parking, a laundry room, gym, theater room and lounge, and a roof deck.

The building is just a few blocks away from the J, L, and M trains, along with several Brooklyn-bound buses.

In total, the Rheingold developments have brought 324 affordable units to the neighborhood.
