Another gorgeous gem by Robert A.M. Stern Architects (RAMSA) is rising on the Upper West Side. This one, at 200 West 88th Street on the southwest corner of Amsterdam Avenue, has climbed about ten stories toward its 18-floor, 255-foot apex. While it’s sad to see a characterful row of pre-war buildings (and their mom-and-pop storefronts) bite the dust, the replacement promises to be a respectful and stately addition to the neighborhood. The prominent site sits near two of the most distinguished prewar buildings on the Upper West Side: The Belnord one block south and Astor Court one block north.
RAMSA is leading both the architecture and interior design, while Issac & Stern has been tapped as the architect of record. Renderings reveal a warm brick façade with elaborate limestone detailing and elegant fenestration along the lower two floors. There will be a charming smattering of arched windows, setback terraces, loggias, and banded metal sections to keep wandering eyes engaged. Topping it off, the mechanical bulkhead will feature patterned vents and a subtly crenellated roofline. Overall, the building conveys a sense of vertical optimism, blending faint Art Deco, Gothic, and Neoclassical elements into a quintessentially New York structure. Essentially, what RAMSA does best.

Some critics say RAMSA’s new buildings look a bit like clones of each other, but aren’t most pre-war beauties repeatedly copying elements as well? And compared to the endless parade of pared down glass and brick boxes of past decades, some classical repetition has become refreshing. 200 West 88th Street joins Stern’s other Upper West Side hits such as The Henry, 250 West 81st Street, The Harrison, and the one and only Fifteen Central Park West.
As Bloomberg noted last week, new development on the Upper West Side is a rare bird, thanks to the area’s sprawling historic districts and residents (well-meaning and otherwise) who’ve fought to preserve the “character of the neighborhood." The scarcity shows in prices. According to Corcoran's Q3 2025 market report, the median price of an Upper West Side apartment was up 8% year-over-year.
200 West 88th Street will feature 37 “ultra-luxury” three- to five-bedroom residences, 13 covered parking spaces, and private storage for sale. With over 105,000 square feet in total, expect gracious layouts, as there are no more than three apartments per floor, with full-floor homes on levels 14 through 18. Many will include private outdoor space, and higher floors should enjoy skyline and even Central Park views. Construction should top out by the end of the year, and an offering plan filed a few weeks ago signals a sales launch sometime in 2026.

There will also be 3,000 square feet of ground-floor retail where the rest of us can at least pretend we belong.
The project comes from Manhattan-based Nortco Development, led by Chaim and Rony Nortman, who assembled the site for $46 million in 2018. The stretch once housed the popular Mermaid Inn, whose other locations Downtown and in Times Square remain in operation, and whose new UWS outpost reopened last October on Columbus Avenue. Nortco’s past Manhattan condo projects including 11 Hancock Place in Harlem, 165 Chrystie Street on the Lower East Side, and 253 East 7th Street in the East Village have all been thoughtfully designed and well received by the market. 200 West 88th Street will likely be the same given the scarcity of competition and its elegant design.
While few will be able to afford living there, simply admiring the building can be seen as a treat in itself. And speaking of treats, Halloween is coming, and no neighborhood celebrates autumn quite like the Upper West Side. With its decorated stoops, pumpkin-fronted storefronts, and the as the festive start of the Thanksgiving Day Parade, the area’s leafy side streets framed by two magnificent parks make the colors and chill of Fall here a glorious New York experience.
