RXR's 810 Fulton Street Tops Out Construction

Just over a year after groundwork began, construction has topped out at 810 Fulton Street. Structural engineer GACE Consulting Engineers DPC posted the news and pictures from the topping-out ceremony to Instagram.
The rental on the rise represents RXR Realty’s first residential venture in New York City. The firm purchased the leasehold of a parking lot on the site from GFI Development for $28.7 million in August 2016. GFI was able to qualify for the 421A tax abatement program; in exchange, 20% of the units will be set aside for affordable housing.

The next stage in the process is the façade, which, according to renderings by designer Aufgang Architects, will have strong vertical piers and a repeating rhythm of large windows. Setbacks on the seventh, ninth, and tenth floors will accommodate private and shared outdoor space. The structure will rise 12 stories in height to mid-block and will scale down to 8 stories to better relate to its brownstone-brimmed surroundings.

There will be over 33,000 square feet of retail at the base, and the apartments on top will range from studios to two-bedrooms. Regardless of size, all homes will have condo-level finishes, high ceilings, large windows, and in-unit washer/dryers. Select units will have private outdoor space. Prices are not yet available, but CityRealty’s current Clinton Hill average is $2,110/month for studios, $2,447/month for one-bedrooms, and $3,458/month for two-bedrooms.

The building is located on the juncture of three bustling Brooklyn neighborhoods – Fort Greene, Clinton Hill, and Prospect Heights – but an open air landscaped courtyard in the center will provide an oasis of calm. It is topped with a roof deck with grilling stations, dining areas, lounge space, and an outdoor movie screen. Additional amenities include 24-hour concierge service, bike room, storage, on-site pet spa, business center with Wi-Fi, children’s room with outdoor play area, and fitness center with yoga studio and outdoor fitness area.
