As luxury buyers started to look beyond Manhattan, Williamsburg was one of the first choices in Brooklyn for its rich culture and close proximity to central business districts. Between the growth of hybrid work arrangements and the realization that they can get more space for their money by looking further outward, a building boomlet is taking place among the outer reaches of the borough. But as 110 North 1st Street shows, there is still a strong appetite for the neighborhood: Several units have entered contract, and publicly listed availabilities include a studio for $800K, a two-bedroom for $1.6 million, and a three-bedroom for $2.85 million. An offering plan that listed a $75.231 million sellout price also listed a pair of four-bedroom penthouses with private rooftop cabanas, but these have not yet come on the market.
“These homes are certain to resonate with buyers who appreciate authentic design, desire unparalleled amenities, and are looking to experience a calm and contemporary lifestyle experience in one of Brooklyn’s most desirable neighborhoods” – Harel Edery, Founder, EDRE Development
Developer/designer ERDE Development is based in Brooklyn, and their portfolio includes 288 Water Street in Vinegar Hill, One Sixty One Twelfth Street in Gowanus, and 225 14th Street in Park Slope. At 38 condos, 110 North 1st Street has more units than the previous three projects combined. On a block that still looks somewhat industrial, the new building’s seven-story height and airy facade with oversized windows and private balconies on display.
There are 19 parking spaces available for purchase, but 110 North 1st Street is in a Williamsburg location that gives residents a choice of the Bedford Avenue L or the North Williamsburg ferry. Closer to home, residents enjoy easy access to Domino Park, Marsha P. Johnson State Park (which hosts Smorgasburg every Saturday this summer), hip independent retailers, and the Williamsburg outposts of national chains like Apple and Whole Foods.
