On the border of Bedford-Stuyvesant and Clinton Hill, a newly constructed, four-story condominium has risen at 149 Clifton Place. The red brick and black brass building with a roof deck towers over its neighbors and has a contemporary aesthetic yet fits into the area well. Sales have launched on the full-floor apartments within.

All four apartments at 149 Clifton Place are two-bedroom, one-baths with private balconies, open layouts, oversized windows, and hardwood floors. High-tech features include smart wiring, Nest thermostats, and built-in Bluetooth speakers. Kitchens are outfitted with breakfast bar, white quartz countertops, self-closing custom cabinetry, and Jenn Air appliance package. The bedrooms offer generous closet space and beautiful garden views. Baths have radiant heated floors, soaking tub, and Hudson Reed shower system.

An accepted offering plan listed a sellout of $3.224 million, and one apartment listed for $945K has already entered contract. Prices on the remaining availabilities range from $915K to $1.035 million for a ground-floor unit with private garden. This is somewhat below the Clinton Hill average of $1.095 million for two-bedrooms (per CityRealty data), and a 15-year tax abatement further takes the sting out of sticker shock.

Building amenities include a roof deck, laundry room, and 149 Clifton Place is located on a quiet residential street between two playgrounds. However, local favorites like C’mon Everybody, Mekelburg's, Black Swan, and Speedy Romeo are a short walk away. The Classon Avenue subway stop is just down the block from the building.
