Planted on a lovely Upper West Side sidestreet of stately pre-wars is 212 West 93rd Street, a ground-up condominium bringing 20 upscale homes to the historic park-sided neighborhood. Designed by Eran Chen's ODA Architecture, with interiors by GRADE New York, the building's eye-catching design embraces indoor/outdoor living, bestowing buyers a diversity of layouts with sizeable private terraces and long walls of oversized picture windows.
The development usurps the ornate neo-Classical synagogue of Shaare Zedek which some neighbors pushed the city to save through landmark designation. The project's developers, California-based Landsea Homes, and NYC-based Leyton Properties partnered with the cash-strapped congregation in securing the parcel and have carved out a new space with a separate entrance at the base of the new building.
Said to be designed from the inside out, the volumetric mid-rise breaks from the streetwall with an alluring layered facade of setbacks and beveled windows. The 14-floor, 210-foot-tall tower culminates with several penthouse-style homes, a shared roof deck, and an articulated water tower enclosure. A recent visit to the project site shows construction is well underway with the topped-out frame wrapped in a temporary protective enclosure. Delivery is expected later this year, for when we can see how the finished product compares with idealized renderings.

The architectural flamboyance of the exterior will be neutralized inside with high ceilings, white-oak floors, and a tasteful palette of rich materials. Open-concept kitchens will boast stained Ghiaccio grey-lacquer cabinetry, and Volakas marble slab countertops and backsplash. Primary bathrooms will have custom millwork with Italian Lymra limestone.
The first homes to hit the market come in one-, three- and four-bedroom configurations. They are priced from $1.875 million and blend to an average of $2,269 per square foot. The pricing is on par with Dahlia, the only comparable newly-finished condo in the area. As the building's dynamic facade suggests, nearly every home has a unique layout and approximately 70% have private outdoor space.

Set mid-block between Broadway and Amsterdam, the project's location will bring residents tranquility while being steps from the action. The 96th Street subway station, serving express and local trains, is a short walk away. To the west is Riverside Park, east is Central Park, north is Columbia University, and south are notable Upper West Side institutions such as the American Museum of Natural History and the Manhattan Children's Museum.
