From the time it was announced, architecture aficionados, design enthusiasts, and the New York real estate community alike have kept an eye on the new, ground up condominium set to rise at 40 Bleecker Street. The brick and metal façade by Rawlings Architects has punched glass window openings that harken to historic landmarked buildings in the neighborhoods. AD100 designer Ryan Korban is known for his work on flagship luxury stores and private homes of celebrities (including Kanye West, Alexander Wang, and Jessica Stam), and 40 Bleecker is his first residential development. All 61 one- through five-bedroom homes feature 10-foot ceilings, in-unit washer/dryers, and French Oak Chevron flooring made from recycled wine barrels. Kitchens have statuary marble islands, Italian cerused oak cabinetry, burnished nickel hardware, and Miele appliances. Master baths are outfitted with custom vanities and marble floors.
One-bedrooms start at $1.775 million; two-bedrooms start at $3.325 million; and three-bedrooms start at $5.375 million. Their average price of $2,977 per square foot is above the Noho average of $2,392 per square foot.

A courtyard garden by Hollander Design uses sustainable greenery, seasonal flowers, reflecting pools, Zen waterfalls, and seating to create an island of calm amidst bustling city energy. Inside, a warm lobby with honed statuary marble and grey terrazzo flooring, suede-paneled and limestone walls, and black marble fireplace sets the tone for the building. Additional amenities include a 57-foot indoor pool, state-of-the-art fitness center and stretching studio, concierge, live-in super, and bike room. A limited number of private parking spaces are available beneath the building.
40 Bleecker is located on the cusp of the culture and history of Noho, the shopping scene that has sprung up in Soho, and the best restaurants and nightlife each neighborhood has to offer. Nearby subway stops offer easy access all over New York.
