New York's luxury market has significantly bounced back in recent months, and that was made especially clear at 220 Central Park South: An unidentified buyer paid a combined $157.5 million for a pair of full-floor units on the 59th and 60th floors; the deal also includes a studio on the 18th floor. This is one of New York's highest-priced sales, second only to Ken Griffin's $238 million purchase in the same building.
With this transaction, 24 of the top 25 most expensive sales in New York City (full details below) look out on direct views of Central Park. The one exception is Jeff Bezos' massive spread at 212 Fifth Avenue, a home that looks out on Madison Square Park and further demonstrates the value of seeing green space.

While the buyers' and sellers' identities remain under wraps, further information was available on the apartments: The full-floor units both measure 5,935 square feet with four bedrooms, five full baths, and two powder rooms. They also feature balconies overlooking Central Park.
However, green space has demonstrable assets beyond the aesthetic and the buyer's wallet: Psychologists Rachel and Stephen Kaplan have conducted several studies on the subject, all of which concluded that even the slightest treetop views can lead to more positive emotions, greater job performance, and increased attention span. The American Psychological Association reported on their findings and another study that found that hospital patients able to see nature from their windows recovered from surgery faster. And according to a study reported by Science Daily, passive exposure to green space has been linked to reduced cravings for cigarettes, alcohol, and harmful foods.
