It's been an uphill battle at East Harlem's 168 East 100th Street – literally, the building is located on a hillside – but the 8-story, 16-unit residential project that's been planned since 2013 is now nearing completion, according to photos taken last week by CityRealty. It topped out in May last year but has seen a number of DOB complaints and violations since, which have no doubt hindered construction.
Airitan Construction lists the project as a luxury condominium on their website. However, current DOB permits list just 10,894 square feet of residential space, meaning each unit will be rental-sized at nearly 700 square feet. There will be 2 apartments on each floor and amenities that include a bike room and a common roof deck with river views.

Melamed Architect is responsible for the gunmetal-grey facade, which features windows and balconies boldly separated by a vertical diagonal element moving across it. The 16 "design-driven" apartments will consist of garden units, and one- and two-bedrooms.
Owner HDMI Holdings bought the vacant lot at 168 East 100th Street for $900,000 in 2012. The New Jersey-based firm also bought the neighboring building at 170 East 100th for $1.96 million, according to property records. An offering plan has yet to be filed.
