The Benson: New Gold Coast condo makes it mark on the Central Park skyline

Earlier this spring, a registration site launched for The Benson, Naftali Group’s first-ever Upper East Side condominium. More recently, observers got another hint that a sales launch may be on the horizon: A site visit saw construction close to its planned 18-story height. Next to go up is the elegant, Classically-inspired facade as seen in a rendering of the design by Peter Pennoyer Architects. However, the oversized windows are already evident.

In addition to incredible natural light, all 15 full-floor and duplex apartments will feature custom kitchens designed by Christopher Peacock. The renderings also indicate that select units will have private terraces. Residential amenities will include a fitness center, spa and steam room, lounge, common terrace, and screening room designed by Achille Salvagni Atelier, which will also design the building's attended lobby.

An offering plan filed in December 2018 does not list a sellout price for the four- through six-bedroom condos. However, CityRealty listings show that the median price of a small handful of similarly sized condos in Carnegie Hill comes to a jaw-dropping median price of $9.125 million. This part of the Upper East Side was once dominated by cooperatives, but a recent building boom is bringing a new wave of condos to the area. Indeed, shortly after The Benson’s first renderings were revealed, Naftali Group filed permits for another Carnegie Hill condo at 1165 Madison Avenue.
