Sales have recently launched on The Florian, a striking new construction condo on the southwest corner of First Avenue and East 18th Street. A recent site visit saw exterior construction winding down, and closings are anticipated to begin this winter.The first round of public availabilities starts at $1.35 million for one-bedrooms, $1.95 million for two-bedrooms, and just under $4 million for three-bedrooms. Among its first offerings are several split-layout two- and three-bedrooms, offering superior privacy and comfort.

The Florian was helmed by Minrav Development, whose New York City portfolio includes VU New York at the Kips Bay/Murray Hill nexus, Minuet in Turtle Bay, and Gracie Green in Yorkville. Its design by SLCE Architects combines Art Deco, Moderne, and traditional Japanese design influences for an aesthetic all its own. It is distinguished by its light-colored facade, rounded corner, and large-scale windows. Furthermore, it is underpinned by an entirely electric infrastructure designed to use 50% less energy than standard new construction.

All 50 one- to three-bedroom units are reached via keyless entry and boast oversized windows, ceilings up to 10 feet high, European white oak engineered floors in a chevron pattern, split HVAC systems with Google Nest thermostats, and in-unit Bosch washers and dryers. Custom-designed kitchens come outfitted with Arabescato marble islands and backsplash, graphite oak lower cabinetry, complementary graphite gray upper cabinetry, undercabinet lighting, and premium appliances by Sub-Zero, Wolf, and Cove.

Spa-caliber primary baths feature Cosentino Dekton walls and floors, dual walnut vanities topped with Cosentino Laurent surfaces, Waterworks polished nickel fixtures, flutes glass showers, and soft cove lighting. Select units have private balconies or terraces.

Common rooftop terrace

Residents of The Florian will arrive to an attended lobby with 24-hour doorman and concierge service. Wellness amenities include a fitness center and a spa with sauna, Jacuzzi, cold plunge, and treatment room. Additional amenity offerings include a lounge with adjacent courtyard, a pet spa, and a roof terrace with outdoor kitchen, dining and lounge areas, and panoramic views.
