Sales have kicked-off at The Homage on Third Street, a new ground-up condominium in Park Slope with two- and three-bedroom homes priced from $1.875 million. All four residences are floor-through units that each provide some kind of private outdoor space, in the form of a balcony, terrace, or backyard. This includes a majestic duplex penthouse highlighted by 12-foot ceilings, grand arched windows, and a pair of opposing rooftop terraces. This 1,890-square-foot, 3-bed abode is listed for $3.25M ($1,720/ft2). Compass is steering sales and overall asking prices blend to $1,661 per square foot. Park Slope's condo listing median (including new development sales and resales) stands at $1,218/ft2, well below Manhattan's $1,723/ft2 condo median.
Aside from the three-bed penthouse, all units are two-bedroom, two-bath configurations. Residents arrive via key-locked elevator entry into a large living and dining area. Homes sport wide-plank white oak floors, enormous European-engineered windows, and open kitchens with Caf appliances, a wine refrigerator, and Bosch dishwasher. Bedrooms are positioned towards the rear of the building overlooking the quiet and leafy rear yards that define brownstone neighborhoods. Shouldered by beautifully-maintained 19th-century brownstones, the project sits on one of Park Slope's most elegant and widest sidestreets. According to a 2017 story from DNAinfo, developer Kaito Management aspired to "enhance one of the neighborhood's loveliest blocks, where Renaissance revival limestone buildings grace extra-wide sidewalks." Presenting a cheery orange-brick facade, gridded windows, and limestone-toned accents, the handsome building was designed by Studio Vural, a small Brooklyn-based design firm whose mission is to provide artful solutions towards the creation of nurturing homes with seamless functionality.

With Park Slopers generally leery towards new development, the team wanted to assure neighbors that the new building would complement its historic surroundings. While the six-story project rises approximately 20 feet higher than its neighboring brownstones, the team plans to install a green wall on a much-criticized elevator tower. "We’re trying to pay homage to that block," Bryan Hernandez, president of Kaito Management, told DNAinfo.
Located just off Seventh Avenue at 497 Third Street, the development is accessible to a wide range of restaurants and small businesses, as well as Prospect Park two avenues away. The closest subway line is the F and G train's Seventh Avenue station. The building is pet-friendly and in-house comforts include an elevator, virtual doorman security and entry system, and private storage for an additional fee.
