The Joinery (225 East 138th Street), a condominium rising on the former site of two South Bronx warehouses, is described on its teaser website as “a state-of-the-art building where the urbs and suburbia mesh flawlessly.” The idea of two contrasts uniting also comes through in its design: The form of the seven-story building was inspired by two joined hands, and plans by Michael Muroff Architect show a brick façade with Trespa wood accents on one side and a darker Trespa façade with metallic accents on the other. Construction has recently topped out, and the projected sell-out has risen from to $27.4 million from the initial offering of $25.3 million six months ago.

The building will have ground-floor retail space and 47 apartments on top. All units will have a private Juliet balcony, central heating and air conditioning, high ceilings, and solid oak flooring. The gourmet kitchens will be outfitted with white subway tile backsplash, Caesarstone countertops, custom graphite and white modern cabinetry, and finger pull hardware. Bathrooms will offer deep soaking tub, Marazzi porcelain floor tiles, and white glossy ceramic wall tiles.

The Joinery’s amenities will include a fitness center and yoga room, rooftop terrace, parking, bike room, and storage room. The building is equidistant from two subway stops, and a CitiBike docking station is eagerly awaited. Several schools, shops, restaurants, and bars are in the surrounding area.

Two new housing developments taking shape near the Joinery. The Graham is nearing completion at 255 East 138th Street and will have 96 units of affordable housing and The West Side Federation for Senior and Supportive Housing is constructing a two-building development called Tres Puentes that will reserve units for the elderly and/or physically disabled. Also nearby is the nearly-finished market-rate rental building named the Crescendo.
