While the Upper East Side has seen some dramatic, amenity-rich new towers rise over the past few years, boutique condos have been few and far between. However, construction is underway on The Marx, a six-story condominium with six floor-through residences, and a sales launch appears to be on the horizon. A sellout price was not listed on an offering plan filed in June 2020, but CityRealty data shows that the average price of a Yorkville condo is $1,377 per square foot.

Nexus Development is at the helm of the project. In a statement, Niv Amodai, Head of Development & Operations, said, "We worked with Issac & Stern to create a building that fits the fabric of the neighborhood while also standing out for its beautiful oversized custom windows and metal facade.” Indeed, renderings show a building the same height as its neighbors, yet bringing a touch of downtown cool to its Upper East Side streetscape.

The six apartments comprise a two-bedroom duplex maisonette, a three-bedroom penthouse, and four two- to three-bedroom apartments with flexible layouts in between. The maisonette comes with a private terrace, the penthouse has a private balcony and roof terrace, and apartments on floors 3-5 have private balconies as well.
The units are reached by private elevator and feature Scandinavian-influenced interiors, white oak flooring, and carefully curated finishes. The kitchens are gracefully outfitted with custom millwork, walnut cabinetry, and stainless steel appliances by Viking, Bosch, Summit, and Asko. The baths are finished with custom teak cabinetry, Tre di Marmi floors and walls, and Kohler fixtures.
Residential amenities include a stylish lobby, private mailroom and package room, bike room, and common roof deck. The nearby 96th Street Q subway station allows for an easy commute, and local offerings closer to home include Carl Schurz Park, Upper East Side dining and shopping, and the childhood home of the Marx Brothers. It is also a short walk from the Marx Brothers Playground, which sits at the center of a development site where a 760-foot-high mixed-use tower has been planned. However, city officials and local preservationists disagree on whether this is a playground or a city park; if it is found to be the latter, any plans to modify it will require the approval of the State Legislature and governor.
