Just over halfway through the chilly month of February 2024, the Manhattan luxury market (defined here as $4 million and up) is looking red-hot. The week of February 12-18, 2024 saw 26 luxury contracts signed, the highest number from 2024 overall and the biggest week since early October 2023, when 26 contracts were also signed (h/t Olshan Realty's luxury market report -- "Olshan"). It was also a good week for townhouses, which accounted for four of the top ten Manhattan contracts.
Shortly after a $62 million sale at Aman New York Residences had the top sale of the week, the building is back on top, this time for contracts: The full-floor Penthouse 23 had the top contract by far with an asking price of $56,000,000. Billed "the last remaining full-floor penthouse at Aman New York" in the listing, the four-bedroom, five and a half-bath home features private elevator entry, a separate kitchen, a primary bedroom with fireplace, and a home theater. The domestic buyer reportedly owns another Aman residence, but Olshan declined to specify at which Aman property.

It was trailed by another full-floor condo -- Residence #43A at 200 Amsterdam Avenue was asking $22,500,000 in the second-highest contract of the week and a figure that Olshan notes is up $1 million since the building started marketing in 2019, though a source for the building says the contract ended up closing for $20 million. The four-bedroom home features an open-plan living room, an eat-in kitchen with breakfast nook, a primary suite with double exposures and private wet bar, and a large terrace facing Central Park.

Not only was #43A the second-highest contract of the week, but it represents the Upper West Side's most expensive transaction of 2024 to date. 200 Amsterdam Avenue was among the best-selling buildings by contracts signed of January 2024, and this contract puts it on track for success in February as well. The buyer was identified only as a local.

The week's top townhouse contract, top Downtown contract, and third-highest overall took place at 80 Washington Place, a classic Georgian townhouse asking $19,995,000. Linked to John Philip Sousa and Travis Scott alike, the house dates back to 1839; a gut renovation restored it to its original glory, but added such luxurious features as a wine cellar with bar and tasting lounge, a full-floor primary suite with windowed dressing room and terrace, a private spa with glass-enclosed sauna, and a roof deck with integrated grilling station.

When the New York Post announced the contract, it noted that the townhouse was originally listed for $31.5 million in 2012. Since then, it has been on and off the market at various price points and appeared in a 2023 episode of The Kardashians owing to Mr. Scott's two children with Kylie Jenner. The domestic buyer was not identified, but clearly has deep pockets: They have reportedly agreed to pay all cash for it.

A borough away, townhouses are also in demand: 178 Garfield Place entered contract asking $5,995,000 in Brooklyn's top contract only 37 days after coming on the market. Curbed notes that the house dates back to the 1880s but was recently modernized by Roman and Williams. The current buyer has not been identified, but it has been linked to fashion executive Jenna Lyons and musician Vince Clarke.
