The past week's top contract by far was for 36 East 68th Street, an Upper East Side townhouse that entered contract with a $60,000,000 in an off-market transaction. Mansion Global identified the seller as an entity linked to Italian organic grocery store executive Felice Lasalvia di Clemente, which bought the house for $16 million in 2012. During that time, the property underwent a massive renovation that included transforming the basement into a veritable home health club with a gym, pool, sauna, and hammam.

The Real Deal notes that the South African-based buyer initially saw the house over FaceTime and that the deal was nearly finalized by the time they were able to see it in person. The house was initially listed in the low $50 million range, and the furniture added several million dollars to the price.
36 East 68th Street dates back to 1879, and the Upper East Side remains a powerful draw for well-heeled buyers. The top apartment sale was #DPH11, the last apartment to sell at 150 East 78th Street, which entered contract with an asking price of $16,950,000. The five-bedroom duplex features 3,816 interior square feet and a 277-square-foot private terrace accessible from the living room and library. Olshan Realty's market report notes that this price was raised from $16.5 million when the building started marketing off floor plans in January 2021.

Ten blocks north, a full-floor apartment at 1228 Madison Avenue entered contract with a $9,850,000 asking price, the highest co-op contract and fifth-highest ask of the past week. The building's design by Robert A.M. Stern was inspired by prewar architecture, but offers such modern features as state-of-the-art kitchen appliances and radiant heated floors in the primary bath.
