While early weather reports show this March coming in like a lamb, there is nothing mild about the Manhattan real estate market: Over the past week, which included the first five days of March 2022, the aggregate total of sales in the borough came to $766,811,514, up drastically from this time last year, when the coronavirus vaccine had just become available. Now New York cases have dropped to a point where the indoor mask and vaccine mandates can be dropped.

Manhattan Sales:

  • From February 27-March 5, 2022, a total of 414 condo, co-op, and condop sales were recorded in Manhattan
  • The aggregate total of sales was $766,811,514
  • 182 condo sales came to a median price of $1.533 million ($1,506 per square foot)
  • 10 condop sales came to a median price of $1.05 million
  • 222 co-op sales came to a median price of $872,500

Two of the past week's top five sales took place at 15 Hudson Yards, a building that ranks among the city's highest and is a key component of Manhattan's newest neighborhood. Both units were sprawling penthouses on high floors with top-of-the-line finishes and jaw-dropping views of the Hudson River and the Manhattan skyline. However, they were on a market that has become increasingly saturated with increasingly spacious and luxurious apartments: #PH81A sold for $12,205,750, or 11.2 percent below the last listed price of $13,740,000. A few floor up, #PH83 sold for $12,003,750, or 13.1 percent below its last listing price of $13,810,000.
And yet, for all the high-priced sales in flashy new towers, that is not to say that the stalwarts of yesteryear have been forgotten. The top co-op sale closed for $13,500,000, high enough to rank in the top five sales, and is situated at 1020 Fifth Avenue. Architecture critic Carter Horsley describes it as "one of the supreme residential buildings of New York."
