The second-highest sale of the past week took place at the Foster + Partners-designed 551W21, where a high-floor home closed for $15,660,813, or only slightly less than the last listed price of $15.87 million. While February is typically a slow month for real estate, largely due to its brevity, that was not the case this year: February 2022 saw the count of transactions jump 107% year-over-year (Y-O-Y) and up 44% from 2020. Additionally, the average price paid for a NYC apartment is up a substantial 17% Y-O-Y, with condos leading the way rising from an average price of $2.49 million in Feb 2021 to $2.86 million this past month. Co-op prices increased less significantly but posted a 9% gain Y-O-Y from $1.17 million to $1.26 million in February 2022. Prices are expected to rise as inventory remains historically low and a limited number of new developments are in the pipeline.
