For the second week in a row, a penthouse at Rose Hill had the top sale. #PH42A closed for $18,948,173. The classically inspired condo is welcoming its first residents, and the private residents' club at the top of the building has just been unveiled. CetraRuddy, the architect of the building, designed the 37th floor space, which includes a library curated by Strand Books, an Observatory Room with billiards table and terrace access, and 360-degree views of New York City.

Of the 14 current availabilities at Rose Hill, one is a two-bedroom penthouse measuring 2,610 interior square feet and 613 square feet of outdoor space. It is listed for $12,995,000.

The top uptown sale and second-highest sale was #42 at 180 East 88th Street, one of only three full-floor units in the building that sold for $14,500,000. The 4-bedroom, 4.5-bath, 4,017-square-foot home is a sponsor unit that sold for $1 million less than its last asking price of $15,500,000.

From February 14-20, 2022, a total of 38 luxury contracts priced at $4 million and up were signed in Manhattan. This is eight more than the previous week, and Olshan Realty's market report found it especially impressive given the stock market's volatile performance in response to the scepters of rising inflation rates and the Russia-Ukraine crisis. The weekly asking price sales volume came to a total of $335,223,000.

The top contract by far was #PH78 at 111 West 57th Street, which had an asking price of $53,800,000. The 4-bedroom, 4.5-bath, 6,512-square-foot home is situated near the top of the 82-story tower that rose by the landmarked, restored Steinway & Sons piano store. The 49-foot Great Room overlooks Central Park, as do the primary suite and a secondary bedroom on the upper level.

The top downtown contract and second-highest of the past week was Jon Bon Jovi's apartment in The Greenwich Lane, which entered contract with an asking price of $22,000,000 after being listed earlier this month. The rock star bought the 4-bedroom, 3.5-bath, 3,951-square-foot corner condo from the sponsor in June 2017, paying $18,940,564 for it. 6sqft notes that after buying this Village apartment, Mr. Bon Jovi sold his home at the nearby 150 Charles Street for nearly $16,000,000; additionally, the sale of his Soho penthouse for $34 million held the record for its neighborhood's priciest until a $35 million sale dethroned it in September 2020.
The 38 contracts of the past week comprised 29 condos, seven co-ops, and two townhouses. Among the townhouse contracts was one at 188 Sullivan Street, a Greek Revival house in Greenwich Village that long served as a salon for artists like Marcel Duchamp, Dizzy Gillespie, and Alexander Calder. The property's most recent owner was Chou Wen-chung, who is considered one of the most celebrated Asian composers of the 20th century, and who lived there for over 50 years. The house was originally listed for $9,500,000 in February 2021, and entered contract last week with an asking price of $7,995,000. The buyers were identified only as "a lovely New York family" (h/t Gimme Shelter).
