The past week was a somewhat slow time for Manhattan sales compared to recent weeks. Between rising interest rates, stocks nearing bear market, and rising coronavirus cases in New York, it is hard to pinpoint any one reason for it. However, one thing we can say for certain is that character-rich neighborhoods and timeless architecture will never go out of style. Authentic New York City lofts are few and far between, and classic layouts and exquisite craftsmanship will never lose value to luxury buyers.
The top sale of the past week was an apartment at The Puck Penthouses that does not appear to be connected to Josh Kushner and Karlie Kloss, the power couple that upgraded from one penthouse in the building to another. The four-bedroom, 5,672-square-foot apartment sold for $22,000,000, making it one of the most expensive ever recorded in NoLita.

On the Upper East Side, traditionally inspired buildings are still going strong. The past week's top uptown sale and second-highest overall took place at The Benson, where Residence #6 closed for $14,400,000, or slightly above the last listing price of $13,995,000. It is also above the $12,800,000 it closed for earlier this year.
A few blocks north, the top co-op sale and third-highest of the past week took place at the Robert A.M. Stern-designed 1228 Madison Avenue, where #11 closed for $9,804,000. The purchasers are listed as John Zoitas, founder of Westside Market, his son George Zoitas, and his daughter-in-law Callie Zoitas. The building is a short distance from Westside Market's Upper East Side outpost, and the full-floor apartment features an eat-in kitchen with top-of-the-line appliances.

Manhattan Contracts:

  • From May 16-22, 2022, a total of 326 townhouses, condos, co-ops, and condops entered contract
  • The average time on the market was 87 days
  • The total sticker price sum came to $474.9 million, and the median last asking price came to $1.2 million
  • There were a total of 115 condo deals came to a total of $272 million. They came to a median asking price of $1.6 million and spent an average of 79 days on the market
  • The 5 condop deals came to a total of $4.9 million and a median last asking price of $749K. They spent an average of 49 days on the market
  • The 114 co-op deals aggregated to $166 million and came to a median last asking price of $868K. They spent an average of 63 days on the market
  • Four townhouse deals came to a total of $31.9 million and a median last asking price of $8.3 million. They spent an average of 505 days on the market

It was a quiet week for luxury contracts side as well as sales. Olshan Realty's market report says that the total of 23 luxury contracts represents a steep drop from last week, and that it was the lowest number since the first week of January 2022, when 21 contracts were signed. However, it is also worth noting that at the height of the pandemic in 2020, the weekly average was only 12 luxury contracts per week.
The top contract of the past week was a full-floor loft at The Atalanta, which has an asking price of $22,000,000 and an address in a warehouse-turned condominium in the heart of the Tribeca West Historic District. The apartment retains many of its historic features, but has been gut renovated with state-of-the-art appliances and smart tech. The unidentified seller purchased the floor for $15.3 million in 2005.
The top uptown and second-highest contract took place at 1030 Fifth Avenue, a 16-unit cooperative designed by J.E.R. Carpenter and dating back to 1925. Apartment #2W, a massive corner apartment, entered contract with an asking price of $13,250,000. The buyer was not identified, but it's safe to say they had both the finances and social status to impress the co-op board - the building only allows 30% financing.

However, the power couple looked uptown for their apartment: Public records show that they recently closed on an apartment at The Belnord.

Emmy-nominated husband-and-wife production and writing team Robert and Michelle King signed a massive five-year deal with CBS Studios last fall, and another type of production may be in the works: The couple recently closed on an Upper East Side two-bedroom on the same floor as an apartment they already own, indicating that a combination unit might be in order.
