Manhattan's top sale from February 6-12, 2022 was a penthouse at Rose Hill, which closed for $20,288,250. The NoMad building is celebrated developer Rockefeller Group's first foray into residential. A design by CetraRuddy harkens back to classic New York elegance, but the floor plans, finishes, and well-curated amenities were designed with the modern buyer in mind.

Further uptown, over a year after The Benson regularly reported top luxury contracts, two full-floor homes rank among the top five sales of the past week. #6, a 6-bed, 5.5-bath home spanning 4,193 square feet, closed for $12,800,000. One floor below, the fifth floor unit was close behind with a sales price of $12,750,000, or $700K below the last asking price of $13,450,000 when it entered contract in February 2021.

  • The aggregate total of sales was $712,763,411, and came to a median price of $1.18 million

The Benson is Naftali Group's first luxury condominium on the Upper East Side, and sold out in a matter of months. Closings are underway and coming to an average price of $3,071 per square foot. The unidentified buyer of #6 clearly bought the home to flip it; it has never been lived in, and is back on the market with an asking price of $13,995,000 as the building's first resale.

Interiors feature massive casement windows, nearly 10-foot ceilings, and Chevron-patterned oak floors throughout. The living room has three window bays and a custom mantlepiece framing the fireplace; just off the formal dining room, the chef's kitchen features custom Christopher Peacock cabinetry, an oversized center island, and state-of-the-art Miele and Sub-Zero appliances. The bedrooms are situated along a private corridor, and the primary suite boasts a west-facing bay window, two walk-in closets, and a luxurious windowed bath.

From February 7-13, 2022, a total of 30 luxury contracts priced at $4 million and up were signed in Manhattan. This is 10 fewer than Olshan Realty's market report recorded last week, and the total asking price sales volume came to $245,344,999.

Apartments with park views have always been in high demand, and correspondingly commanded high prices. The past week's top luxury contracts serve as living proof of that, with the highest taking place at One Madison, the CetraRuddy-designed condo tower situated at the start of Madison Avenue and a stone's throw from Madison Square Park. #56, a full-floor unit measuring 4 bedrooms, 3.5 baths, and 3,310 square feet, entered contract with an asking price of $16,995,000. The unidentified seller paid $9,730,952 for it in December 2018, and then embarked on a massive gut renovation; for all the updates, the views of Madison Square Park, the Manhattan skyline, and the river could not be improved upon.

Meanwhile, one week after 15 Central Park West had the highest luxury contract, the Robert A.M. Stern-designed building put up another impressive contract. #36B entered contract with an asking price of $15,250,000; a slight reduction from the asking price of $15,500,000 when it was listed in October 2021, but nevertheless the second-highest contract of the past week. The apartment has 2 bedrooms, 2.5 baths, 2,367 interior square feet, and unobstructed views of Central Park.
