From February 14-21, a total of 147 sales were recorded in Manhattan at a total of $206,078,885 and a median price of $1,038,615. The 68 condo sales came to a median price of $1.59 million, or $1,311/ft2. The 78 co-op sales came in at a median of $754,500.

In the past week, Tribeca condos from all eras put on an impressive showing. A three-bedroom home in The Woolworth Tower Residences, a New York City Landmark and recent condo conversion, had the week's top sale at $6,950,000. It was followed closely behind by a four-bedroom at The Four Seasons Private Residences, a new building with Art Deco influences, that closed for $6,840,000; a listing at 101 Warren Street, a more contemporary building, rounded out the top three.

From February 15-21, a total of 36 luxury contracts were signed in Manhattan with an aggregate price of $255,778,000. The past few weeks have been good ones for Manhattan contracts priced at $4 million and up, and Olshan Realty's market report confirms it: In the past three weeks, a total of 104 contracts have been signed above $4 million and come to a total of $851,247,999.

The Benson has been a strong performer for weeks, and reached the top contract again: The fifth-floor unit, a six-bedroom, five-and-a-half-bath condo with a 366-foot private terrace, entered contract with an asking price of $13,450,000. The buyers were identified only as a Tribeca family moving uptown to be closer to the schools they hope their son will attend.

The second-highest contract was a tie at an asking price of $12,995,000: One listing was a three-bedroom condo at 10 Madison Square West with a private terrace that wound up in a bidding war at the last minute. The other was a 20-foot-wide townhouse at 40 East 67th Street that is in need of renovations and was originally listed at $19,250,000.
