One month into 2022, the New York real estate market is still going strong. In January 2022, CityRealty data shows that the average price paid for a Manhattan apartment was $2.14 million. This is up 12 percent year-over-year. Moreover, with 1,410 transactions recorded, volume is up a staggering 81 percent year-over-year.

The top sale of the past week was a 4-bedroom, 4.5-bath corner condo at The Greenwich Lane that sold for $19,900,000. The seller and buyer both operated under LLCs, but luminaries like actor Michael C. Hall, musician Jon Bon Jovi, Jimmy Choo co-founder Tamara Mellon, and former Starbucks CEO Howard Schultz are among past and present owners at The Greenwich Lane. (P.S. A few years after Mr. Schultz bought his massive spread, a Starbucks Reserve coffee bar opened in the base of the building.)

The top uptown sale and second-highest overall sale was #37A at 200 Amsterdam Avenue, a 5-bedroom, 5.5-bath, 5,453-square-foot condo that sold for $19,578,311, which shows a small dip from its asking price of $19.9 million. After years of challenges from preservationists, including one that could have taken 20 stories off the building, the 668-foot-tall tower is now welcoming residents and reporting closings at an average price of $2,616 per square foot.
The Club at 200 evokes private members' clubs with a private dining room, lounge, club room, library, and outdoor terrace. Wellness offerings include a 75-foot lap pool, fitness center with dedicated Pilates and yoga studio, steam room and infrared sauna, experiential showers, and spa treatment rooms. The nearby Lincoln Center inspired the Little Composers children's playroom, which features a performance area, and separate soundproof rehearsal room
Also on the Upper West Side, acclaimed television producer Norman Lear sold his apartment at 15 Central Park West for $17,500,000 in an off-market deal for the third-highest sale of the week. The Real Deal reports that the All in the Family creator and his wife were original buyers in the building, having paid $10,000,000 for their two-bedroom, two-bath, 2,367-square-foot apartment in 2008.

For the first time in 2022, Manhattan luxury contracts cracked 30 or more in a week: Olshan Realty's market report noted that from January 31-February 6, 2022, 40 contracts were signed at $4 million and up. The total weekly asking price sales volume came to $300,235,000.

On the same week as Norman Lear's profitable sale at 15 Central Park West, the top luxury contract also took place at the building. #34A was asking $21,950,000, yet entered contract within days of listing. The unidentified seller purchased the 3-bedroom, 3.5-bath, 3,103-square-foot condo for $18.8 million in September 2008.

15 Central Park West was designed by Robert A.M. Stern Architects, as was the home of the second-highest contract: At The Bellemont, a classically inspired condominium at 1165 Madison Avenue, a full-floor unit with 5 bedrooms, 6.5 baths, and 6,118 interior square feet entered contract with an asking price of $18,750,000. This puts it above the original offering plan price of $18,250,000; and, as of this writing, nine of the 12 units in the building have sold.
