Facade work on an all-affordable rental at 2950 Park Avenue in the Bronx is nearly complete, according to the latest construction photos taken by CityRealty. The 15-story building is called Park Avenue Green and is being built to Passive House certification standards, features of which include a highly insulated and thoroughly sealed building envelope, storm resiliency, energy-efficient appliances, cogeneration, and a VRF HVAC system. The building was given an innovative design by Curtis + Ginsberg Architects that was meant to complement the adjacent building at 655 Morris Avenue, which is also owned by Omni New York.

In total, 154 apartments will be offered and 107 of those will be available to those earning 50, 60, and 80 percent of the area median income. Prices for those apartments range from $702/month for a studio to $1,823/month for a three-bedroom. As 6sqft reported last month, the deadline to apply for those is August 17, 2018. The remaining units will be set aside for formerly homeless tenants.
Park Avenue Green will also offer a 4,300-square-foot community facility (possibly a child care center), a state-of-the-art facial recognition that provides access to the building, a community room, on-site laundry, and bike parking. Future residents will be able to get to Grand Central in 15 minutes via the nearby Metro North Station in Melrose.
