23 Skidoo. Developers are leaving no stone unturned when it comes to putting up new condos on 23rd Street. The two-way thoroughfare stretching river to river and anchored by the Flatiron Building has probably seen more new condo development than any other east-west street in Manhattan. Quietly taking shape at 128 West 23rd Street, between Sixth and Seventh avenues, is a 15-story high-rise to contain 30 condos and a ground-floor commercial unit.

The project comes from Valyrian Capital, the investment and development firm behind the well-received condos at 54 Macdougal Street in SoHo and 856 Washington Avenue in Prospect Heights. For this venture, Valyrian commissioned Kutnicki Bernstein Architects for the rather muted design. The venture will be another luxury affair with no more than three apartments per floor and amenities that include tenant storage, bike parking, and a common roof deck. Details of apartment interiors and fittings have yet to be released.

The newly-topped out structure rubs shoulders with the Anbau Enterprises-developed condo called Citizen where a singe one-bedroom is available for $2,495,000. One avenue east at 41 West 23rd Street, Anbau is also developing another project with 48 condo residences. The current median price for Chelsea condos stands at $719K million for studios, $1.4 million for one-bedrooms, $2.5 million for two-bedrooms and $5.8 million for three-bedrooms.
