While the three starchitect-designed buildings of Waterline Square will make a stunning addition to the Far West Side's skyline, there is so much more to this new development that meets the eye. As construction winds down, and as the first residents get ready to move in later this year, we take a look at the residential, culinary, and amenity offerings behind the glittering walls of New York's most hotly anticipated new development.

One Waterline Square

Construction topped out on One Waterline Square in fall 2017, and the glassy design by Pritzker Prize laureate Richard Meier is nearing completion as well. Interiors by Champalimaud Design are also well underway. Just as the apartments will start on high floors to make the most of spectacular skyline and river views, the building’s private amenities will start on the 15th floor. Several listings have already entered contract, and the remaining availabilities range from a $2.925 million one-bedroom to a $6.31 million three-bedroom. Closings are expected to begin later this summer.

Two Waterline Square

Designer Kohn Pedersen Fox is known for its glass towers, and the glass façade is just about complete on Two Waterline Square. In addition to the 18th floor indoor/outdoor amenities designed by Yabu Pushelberg, the firm behind the apartments’ interiors, residents will have access to a special benefits package at the Cipriani food hall (see below) that includes a private direct entrance, event catering, “specialty pantry stocking.” Remaining availabilities range from a $1.925 million one-bedroom to a $17.25 million penthouse. Like One Waterline Square, closings are expected to begin over the summer.

Three Waterline Square

Owing to the intricacy of Rafael Vinoly’s design, construction of the façade of Three Waterline Square is a little further behind its counterparts in Waterline Square with the result that closings will come later at this building. However, that does not seem to have deterred interest in its stunning shape, interiors by Groves & Co., and 22nd-floor landscaped terrace and indoor amenities. Available apartments range from a $1.96 million one-bedroom to a $6.5 million four-bedroom.

Emerging Dining Scene

While a new Morton Williams is just days away from opening one block away at One West End Avenue, Waterline Square is building up quite the culinary scene right on its premises. In summer 2017, the Cipriani family announced that its first-ever food hall would come to Two Waterline Square. The 28,000-square-foot space will be designed by Martin Brudnizki and feature a full-service restaurant and bar, a food market with produce stands, and counters including a coffee bar, a gelateria, a pastry shop, and a pizza bar. A summer 2019 opening is anticipated.
More recently, acclaimed Mexican-inspired restaurant Empellon signed a lease in Three Waterline Square. It will have nearly 3,300 square feet of interior space, over 1,600 square feet of exterior space, and a menu inspired by its West Village taqueria. James Beard Award-nominated founder and chef Alex Stupak has fielded many requests to expand his mini-empire to the Upper West Side over the years and saw the right opportunity in this growing neighborhood. Opening is estimated for late 2019.

Expansive New Park

Both restaurants will look out on a nearly three-acre park designed by Mathews Nielsen Landscape Architects. Landscaping is currently going in, and the finished product will feature manicured lawns and a new children’s playground. Sculptural fountains and cascading water features will serve as unofficial landmarks. This park will connect all three towers and serve as an unofficial backyard for residents while also bringing much-appreciated green space to this stretch of Manhattan’s Far West Side.

Amazing Amenities

While the park connects all three buildings from the outside, the immense Waterline Club will connect the buildings of Waterline Square from within. The space is designed by Rockwell Group and houses 100,000 square feet of amenities catering to all lifestyles, interests, and hobbies. Fitness offerings include a gym, 25-meter lap pool, rock climbing wall, several sports courts, and the city's first indoor skate park. Creative residents have a screening room, art studio, and music studio at their disposal. A party room, game lounge, bowling alley, and Great Room are ideal for hosting all types of events. Even four-legged residents are not forgotten with an indoor dog run, pet washing studio, and training studio.
