As residents of and visitors to the Lower East Side have undoubtedly noticed, the neighborhood has been in the midst of an architectural evolution. It was best known as a working-class enclave full of low-rise tenements for years, but gentrification brought a wave of edgy, glassy new condominiums that appeared to have been dropped from space rather than constructed on Earth. This, however, has given way to a middle ground that is respectful of surrounding buildings' heights and materials while still presenting an architecturally adventurous aesthetic. The nearly completed, ODA New York-designed 208 Delancey Street falls firmly into the latter camp, and has revealed a selection of model units and amenities in anticipation of welcoming its first residents.
Closings are expected to commence in September 2022, and sales figures suggest that the building will be well populated. As of this writing, over 50% of the units are in contract, and eight contracts (or roughly 10% of the 85 units in the building) were signed in May 2022.

Remaining availabilities start at $715K for studios, $985K for one-bedrooms, and $1.699 million for two-bedrooms. Among them is a penthouse with two private terraces and a private roof deck, one of only two in the building, listed for $2.695 million.

At an average price of $1,929 per square foot, the building comes in just above the Lower East Side average condo price of $1,879 per square foot (per CityRealty data). While neighborhood prices aren't quite back to pre-pandemic levels, they have nevertheless been inching back up.
Residents will have access to amenities like an attended lobby with attached Parlour Lounge, a fitness center with an outdoor meditation terrace, a lounge with courtyard access and glass-enclosed private room, and a rooftop terrace with a fully equipped kitchen, fireplace, and dramatic views. It is situated in a busy section of the Lower East Side near the Williamsburg Bridge, the culinary and cultural offerings of Essex Crossing, popular dining and nightlife, and the Delancey Street subway stop, but seeks to serve as a calming oasis amidst the bustle.
