New York rents tend to rise and fall cyclically with the seasons, and 2023 appears to be no exception: According to a recently released report from Douglas Elliman and Miller Samuel, the median Manhattan rent for March 2023 rose to $4,175/month, up 2% from last month and 12.8% year over year to reach a new high. While median prices were lower in the outer boroughs, they nevertheless represent a new high for Brooklyn ($3,943/month) and near-record levels for northwest Queens ($3,300/month).

They also come at a time when tenants traditionally return to the rental market after spending the winter hunkered down. Listing inventory is creeping up - CityRealty listings show 4,826 publicly listed units for rent, up from 4,744 in early March 2023 - but not enough to address the need.

From April 5-11, 2023, a total of 137 rental listings throughout New York experienced price reductions, while the price went up on 254 units. We look at notable discounts below.
