"While the design quality of luxury residential development in Manhattan has improved substantially in the waning years of the 20th century with increased amenities and Post-Modern flourishes, many new projects still have a somewhat flimsy allure as their pastiches seem pasted on and not terribly substantive.

This is a very robust building with strong accents and patterning that begins to be reminiscent of some of the great Art Deco buildings for some major utility companies in Lower Manhattan. From the two-story, rusticated limestone base up to the large protruding piers to limestone battlements on the terraces and roof, this structure conjures solidity and has some architectural niceties such as trellises on the setbacks and arched windows on the 12th and 18th floors." "Light filled apartments with wonderful details, including kitchens with granite countertops and GE Profile stainless steel applicance; 10` ceilings; white cedramic tile bathrooms with glass shower enclosures and black granite vanity tops; raised panel doors; oak wood flooring; individually controlled heat/air conditioning units; washer/dryer hook up; and gas fireplces from the 14th floor up. Upper East Side, East 82nd Street/Second Ave. Express Subway 4/5/6 trains stop a short distance at E. 86/Lexington Ave. Only 5 blocks or a short bus ride to the Metropolitan Museum of Art and Central Park. 4 blocks in the other direction and you on the traverse to Carl Schultz Park. This lovely neighborhood is a wonderful mixture of neighborhood restaurants (have dinner at Elio`s and dessert at Caf¿ Sabarsky), gourmet food stores (shop Agatha & Valentina or Citarella) and grab a movie at the many locale theatres. There is plenty to do with the kids from Aha Play & Learning Center to Asphalt Green Sports. When the doggies get bored at the park, they can attend seions at Biscuits & Bath recreation facilities. Modern with prewar details and grand lobby makes this building so very attractive. Amenities include a year round indoor swimming pool; spa facilties including sauna/steam, and treatment room; fitness center, children`s playroom, lounge with wireless internet access; community room with kitchen; 24 hour doorman and concierge; attended on-site garage; dry cleaning/maid service available; and your pets are welcome. Condo conversion - no board approval needed"
