At the beginning of March 2023, CityRealty listings show 4,744 units for rent throughout Manhattan, northern Brooklyn, western Queens, and parts of the Bronx. The Manhattan median rent comes to $4,877/month, and Brooklyn offers a slight respite with a median rent of $3,951/month.

This takes place at a time when New York City rents are holding steady month-over-month and only rising slightly (+1.8%) year-over-year. Apartment List's March Rent Report shows that New York ranks as the 15th most expensive city in the United States, but are nevertheless down from the stratospheric highs of 2021 and summer 2022. Seasonal patterns indicate that rent could tick up in the coming months, but market conditions could prevent runaway inflation.

From February 22-28, 2023, a total of 174 listings for rent experienced price reductions, while prices rose on 180 units. A selection of notable rental listings may be found below.
