Over the past seven days, the closed sales recorded in Manhattan aggregated to $400.7 million with an average price of $2.44 million from 164 closings. This is up from last week's total of $360.3 million.

The 75 condo sales aggregated to $309.2 million, averaging $4.122 million, or $1,995 per square foot. The 86 co-op sales aggregated to $88.98 million and averaged $1.024 million.
With a closing price of $99,903,375, #PH76 at 220 Central Park South is at the top of last week's sales. The four-bedroom, 8,200-square-foot penthouse also has 850 square feet of private outdoor space, which may be among the highest private terraces in New York City.

The second-highest sale took place at 17 Jane Street, a new West Village condominium that has kept a low profile and not publicly listed units. A duplex townhouse sold for $21,949,375. The top five sales were rounded out by high-profile listings - two at towering new additions to the skyline, and one sold by Academy Award-winning actress Jennifer Lawrence.

On the contract side, the past few weeks show that it is impossible to predict what effect the COVID-19 pandemic and the economic fallout will have on the real estate market. One week after last week's high of 15 contracts, only three contracts for Manhattan apartments priced $4 million and up were signed from July 27 to August 2. This week's total asking price sales volume came to $26,220,000.
Olshan Realty's market report notes that this the lowest total since the third week in May, at a time when the city was on lockdown and traditional showings were not allowed. But interestingly enough, the top contract of the week - #5 at 817 Fifth Avenue, asking $10.975 million - was signed by buyers who initially viewed the apartment via FaceTime. Confidentiality agreements prevent the brokers from going into greater detail, but they did note that buyers flew to New York to view the apartment in person before signing the contract.
The second-highest contract of the week took place at 111 Leroy Street, where #6 was asking $9.75 million. The developer of the new Hudson Square condominium notes that the deal was negotiated pre-pandemic, but the buyer took a pause to see how things would shake out, then renegotiated after the city opened again.
