The top sale of the week was the full 122nd floor of Central Park Tower, which closed for $44,917,250. The buyer of the five-bedroom, five and a half-bath, 7,074-square-foot home was identified only through an LLC. While #122's closing price comes in nearly $20,000,000 below the last asking price of $65,500,000, The Real Deal notes that it was nevertheless among the highest-priced sales to take place in 2022. This sale comes nearly six months after the apartment above it closed for $48,489,875, or 26.3% below its last asking price.
It was also the top sale of the week by over $30,000,000. The second-highest sale, another full-floor unit on Billionaires' Row, was #29 at 111 West 57th Street, which closed for $14,625,000. This sale was trailed more closely by a three-bedroom at The Plaza that closed for $11,500,000.
The past week's top co-op sale, top sale located away from Billionaires' Row, and fourth-highest overall was #7N at The Brentmore, a four-bedroom home which closed for an even $9,000,000, or $1,000,000 off the last asking price of $10,000,000. Public records identified the buyer as Jeffrey W. Greenberg, former chairman and CEO of Marsh & McLennan Companies and current CEO of MMC Capital, and his wife, Kimberly Greenberg.
The top downtown sale was #17BE at 56 Leonard Street, which closed for $7,995,000. Not only does this represents a marked discount from the last asking price of $9,495,000, but public records reveal that the seller, identified only through a trust, took a loss on the apartment, having purchased it for $8,399,690 in June 2017.
