A short time after 35 Hudson Yards' #PH90 had the top contract with a $49,500,000 asking price, the sale ultimately closed for $35,003,750. This was 29.3% below the last asking price, and 40.7% below the original asking price of $59,000,000.
Further uptown, it was a good week for 111 West 57th Street, the second-highest building and most slender tower in New York. The full-floor #59 closed for $26,297,770 in what appears to be an off-market deal. This is located in the new tower portion; at the top of the landmarked Steinway Hall, #PH20 ultimately closed for $18,500,000. This came in 18.5% below the last asking price of $21,000,000; however, when it entered contract in August 2022, it was noted that this ask was $2 million above the price listing on the initial offering plan.
However, even in this architecturally adventurous new landscape, classic Upper East Side architecture remains in high demand. The second-highest sale took place at 109 East 79th Street, where #PH16 closed for $28,125,413. The five-bedroom, five and a half-bath home spans a full floor and features a library, a windowed eat-in kitchen, a separate bedroom wing, and two private terraces.

109 East 79th Street's design draws inspiration from prewar influences, but the top co-op sale and fourth-highest overall, is the real deal: At 912 Fifth Avenue, a cooperative designed by Schwartz & Gross and dating back to 1925, #8AB closed for $22,500,000. Public records indicate that this sale included the apartment and a storage room.
