As of April 30, 2021, there are 12,954 publicly-listed rental properties throughout New York. Inventory is continuing to go down to a point that may soon resemble pre-pandemic levels, and falling inventory could lead to rising prices - as of April 30, 2021, the Manhattan median rent comes to $3,106/month, up from $3,022/month as of April 1 (all figures per CityRealty listings). Below, see the latest rental price improvements from the past week.

May is typically the strong leasing season as students graduate, and people may be further motivated to rent in New York: After months of gradual reopenings, Mayor de Blasio has announced that he plans to lift all Covid-related restrictions in New York City by Thursday, July 1. Such a move would allow restaurants, stadiums, and museums to operate at 100 percent capacity. Schools would be able to reopen in the fall, and Broadway could return in September. Governor Cuomo has been reluctant to make projections based on a date, but has expressed optimism that a full reopening is in sight.

New York’s vaccination rate - over 6.3 million vaccinations distributed, and nearly three million people fully vaccinated - was a key factor in this decision. New Yorkers are encouraged to keep up the good work in preparation for what the mayor dubbed “the summer of New York City.” As a reminder, walk-ins are allowed at state vaccination sites, and anyone 16 or older is eligible.
