As October 2022 draws to a close, a total of 155 contracts were signed throughout Manhattan. Leading the charge was #10A at 250 West Street, a Tribeca warehouse-turned-condominium, which entered contract with a $12,250,000 asking price. The four-bedroom, four-bath home is situated near the top of the building and boasts expansive proportions, top-of-the-line appliances in the kitchen, such smart home features as a Nest thermostat and automated blackout shades, and spectacular views of the Hudson River. Olshan Realty's market report notes that the apartment was only on the market for a month and that the unidentified seller purchased it from the sponsor for $7,127,750 in April 2013.
While 250 West Street is a fairly recent residential conversion, the second-highest contract took place at 817 Fifth Avenue, a prestigious prewar cooperative dating back to 1925. The fifth-floor unit entered contract with an asking price of $11,995,000.
