As February 2022 begins, CityRealty listings show 4,702 publicly listed apartments for rent throughout core areas of New York City. The Manhattan median rent comes in at a whopping $4,350/month, with median prices ranging from $3,200/month for studios to $6,448/month for three-bedrooms. In other words, the days of rent bargains and generous concessions are over, and those who got good deals early in the pandemic are getting startled by the price of new leases. If the pandemic didn’t kill you, the shock of these price jumps might!

During the last week of January 2022, 96 apartments for rent experienced price cuts. In stark contrast, two-thirds of the rental listings that showed price changes recorded increases, some of more than 20 percent.
